Sanford, York County

Home performance in Sanford

Sanford is one of the inland York County towns we work in most, and it is a short run from our shop in Sanford. Older stock out this way often has little or no wall insulation and an attic plane full of gaps, which is why we test before we quote rather than after.

Everything we do starts the same way: measure the house, rank the problems, then fix them in the order that actually pays back. Insulation, air leakage, heating and ventilation are one system, and changing one changes the others.

What we usually find

What an older Sanford house needs first

Inland York County housing stock runs to capes, farmhouses and ranches, a lot of it built before anyone insulated a wall on purpose. The heat loss is rarely where people expect it. It is almost never the windows.

In a house like that the attic plane does most of the damage. Warm air leaves around the chimney, the plumbing stack, the wiring penetrations and the top plates, and the insulation sitting on top of those gaps does nothing to stop it. Seal the plane first, then insulate it, and the same furnace suddenly keeps up.

  • Attic bypasses around chimneys, plumbing stacks and wiring
  • Knee walls and sloped ceilings in capes, usually empty
  • Open band joists where the framing sits on the foundation
  • Little or no wall insulation in anything built before 1970

From a Sanford customer

My basement used to be very cold, I could see my breath down there. After Bob from Heatmizer insulated the walls the whole house is warmer.

Where should a Sanford project start?

With an audit, unless you already know exactly what you need. It also tells you whether the attic or the heating system is the better place to spend first.
